Terms of Service

These Terms of Service ("Terms") govern your use of Leasepal (the "App," "Service"), operated by Leasepal ("we," "us," "our"). By creating an account or using the App, you agree to these Terms. If you do not agree, do not use the App.

1. The service

Leasepal helps landlords with 1–10 rental units track properties, tenants, leases, maintenance, and expenses, with optional AI-assisted features (lease summarization, maintenance photo triage, rent reminder drafting, expense categorization, receipt scanning, tax summaries, and portfolio digests) powered by Anthropic's Claude models. The App is a productivity tool, not a substitute for professional legal, tax, or property-management advice.

2. Accounts

You must provide a valid email address and maintain the security of your password. You are responsible for all activity under your account. You must be at least 18 years old and legally able to enter into these Terms to use Leasepal.

3. Subscription plans, trial, and billing

Leasepal offers one account-level subscription with the following tiers (subject to change with notice). Subscriptions are purchased and managed on the web in the Leasepal web app; the iOS and Android apps do not sell subscriptions or process payments — whatever plan your account is on applies everywhere you sign in.

• Free trial: Paid plans include a 7-day free trial, available once per customer. A payment method is collected at checkout; your card is not charged until the trial ends, and canceling before then costs nothing.
• Billing: Subscriptions are billed and processed through Stripe. By subscribing, you authorize us (via Stripe) to charge your payment method on a recurring basis until you cancel.
• Plan changes: You may upgrade, downgrade, or cancel at any time from your account on the web. Changes take effect according to Stripe's standard proration and billing-cycle rules; downgrading to Free ends billing at the close of your current period, and you keep your paid features until then.
• AI usage limits: AI actions are metered per billing period per your plan's allowance. Exceeding your monthly allowance returns an in-app notice (AI temporarily unavailable until your next cycle or a plan change); all manual (non-AI) features continue to work normally.
• Refunds: Except where required by law, fees are non-refundable, including for partial billing periods.
• Price changes: We may change subscription pricing with reasonable advance notice; continued use after a price change takes effect constitutes acceptance.

4. Acceptable use

You agree not to:

• Use Leasepal for any unlawful purpose, including using rent-reminder drafts to harass, threaten, or discriminate against tenants (see Section 5).
• Upload content you do not have the right to upload (e.g., a lease document you're not a party to and not authorized to process).
• Attempt to reverse-engineer, scrape, or circumvent plan limits, rate limits, or security controls.
• Use the App to store or process data for anyone other than your own rental property management activities.
• Resell, sublicense, or provide the App as a service to third parties without our written consent.

We may suspend or terminate accounts that violate this section.

6. Your content

You retain ownership of the property, tenant, lease, maintenance, and expense data and files you upload. You grant us a limited license to store, process, and transmit that content solely to provide the Service (including sending it to Anthropic when you trigger an AI action, per our Privacy Policy). You represent that you have the right to upload and process any tenant or third-party data you enter.

7. Intellectual property

The App, its design, and underlying software are owned by Leasepal and protected by intellectual property laws. These Terms do not grant you any rights to our trademarks, logos, or source code.

8. Disclaimer of warranties

THE APP IS PROVIDED "AS IS" AND "AS AVAILABLE," WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, NON-INFRINGEMENT, OR THAT THE APP (INCLUDING AI FEATURES) WILL BE ACCURATE, UNINTERRUPTED, OR ERROR-FREE.

9. Limitation of liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, LEASEPAL AND ITS SUPPLIERS SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR ANY LOSS OF PROFITS, REVENUE, DATA, OR GOODWILL, ARISING FROM YOUR USE OF THE APP — INCLUDING RELIANCE ON ANY AI-GENERATED OUTPUT. OUR TOTAL AGGREGATE LIABILITY FOR ANY CLAIM ARISING FROM THESE TERMS OR THE APP SHALL NOT EXCEED THE AMOUNT YOU PAID US IN THE 12 MONTHS PRECEDING THE CLAIM.

Some jurisdictions do not allow certain limitations of liability, so some of the above may not apply to you.

10. Termination

You may terminate your account at any time via Settings → Delete Account, which permanently and immediately deletes your account and all associated data (see our Privacy Policy). We may suspend or terminate your account for violation of these Terms, non-payment, or if required by law, with notice where practicable.

11. Changes to the service and these terms

We may modify or discontinue features of the App, and may update these Terms from time to time. We will update the "Effective date" above and, for material changes, provide notice via email or in-app notice. Continued use after changes take effect constitutes acceptance.

12. Governing law

These Terms are governed by the laws of the State of Delaware, United States, without regard to conflict-of-law principles. Any disputes shall be resolved in the state or federal courts located in Delaware, unless otherwise required by applicable consumer protection law.
